Being an experienced real estate buyer, you understand how the offer process works. Whether this is your second property purchase or fifth, your concerns are generally more related to timing the sale of your existing property to the purchase of your new property, how taxes may affect your purchase, focusing on a location that brings you closer to family and are you getting the best deal possible due to seasonality. Q. Do I have to get financially qualified or "pre qualified" before buying a property?
A. YES, YES, YES! The real estate market in Western Washington is very strong at the moment. In almost all cases sellers will only consider offers with a financial approval letter from a qualified mortgage professional unless the offer is all cash. The process of qualification is easy. The lender will require proof of income, an estimate of your monthly expenses and run a credit report. Plan for this process to take a week or so, sometimes a bit less.
Q. Can you recommend mortgage professionals so I can start the qualification process?
A. Yes, I'm happy to provide you with three qualified professionals. I only recommend very experienced mortgage professionals but more importantly, I recommend only those professionals who have proven to be very responsive and customer focused.
Q. Do I need to complete a pre-inspection of the property I'm making an offer on?
A. In most cases yes. There are some things to consider in making the decision to spend $400-$600 on an inspection before you make an offer.
In any case, we'll talk through the options available to you based on the subject property and come up with a plan of action.
Q. The real estate market is very competitive and I hear I'll have to put in an offer way over asking price. Is this true?
A. The real estate market in Western Washington is very seller friendly but having the top offer price isn't always the most important piece of a competitive offer. I've crafted a lot of buyer winning offers on properties where their offer wasn't the highest price or all cash. Having a winning offer is different for each property and with my assistance we'll look at each purchase property and use what makes the most sense for that offer.
